Altus Property Partners was founded in 2016 by Kevin Dugan, a Chicago-based real estate investor who grew frustrated with the property management industry lack of transparency, accountability, and genuine partnership.
Starting with a handful of units and a commitment to doing things differently, Altus has grown to manage 740 units across Chicago — including 30 active HOA and condo associations, multifamily buildings, and single-family rental portfolios.
Today, Altus operates with a 16-person team combining Chicago-based senior property managers with a global operations team — giving every client more touchpoints, faster response times, and consistent communication that most management companies cannot deliver.
In 2026, Altus expanded beyond Illinois for the first time — taking on a 40-unit multifamily portfolio in Temple Terrace, Florida on behalf of an owner who wanted the Altus operating system applied to their Tampa assets. The same principles that built our Chicago practice now guide our Florida division: documented maintenance, readable reporting, and a management team that operates like an owner.
