When the opportunity arose to manage a 40-unit multifamily portfolio in Temple Terrace — a portfolio owned by Temple Terrace and Terrace Hill LLC — we did not treat it as a client acquisition. We treated it as an operational commitment. Altus Property Partners now manages this portfolio under the same operating system we have refined over ten years in Chicago: documented maintenance, responsive communication, modern resident technology, and financial reporting that owners can actually read.
Florida is a different market from Illinois in meaningful ways — different landlord-tenant law, different climate maintenance demands, different rental seasonality. We entered Tampa because we were invited to manage a specific portfolio by owners who wanted the Altus approach applied to their Florida assets, not because we saw a market opportunity to expand our client base. Both properties are owned by Temple Terrace and Terrace Hill LLC. Altus Property Partners is the property manager. The owner engaged Altus to bring the same operational discipline to their Florida assets that we apply in Chicago.
